As of February 2025, Mississauga's real estate market is experiencing notable developments characterized by rising property prices, increased inventory, and shifting market dynamics.

Price Trends

In January 2025, the average home price in Mississauga reached $1,047,025, marking a 7.1% increase from December 2024's $977,833. However, this represents a slight 0.2% decrease compared to January 2024. The benchmark home price rose to $1,019,600, a 1.1% monthly increase and a 1.6% year-over-year gain.


Detached homes saw a significant 14.2% monthly price increase, reaching $1,596,150, while semi-detached homes experienced a 2.4% rise to $1,047,977. Condo apartments had a modest 0.6% increase, averaging $601,119.


Sales Activity

The city recorded 346 home sales in January 2025, a 20.1% increase from the previous month but an 8.0% decrease compared to January 2024. Detached homes accounted for 115 sales (up 18.6% monthly), semi-detached homes had 43 sales (up 7.5%), condo townhouses saw 56 sales (up 1.8%), and condo apartments recorded 108 sales (up 30.1%).


Market Dynamics

New listings surged to 1,090 in January 2025, a 158.9% increase from December 2024 and a 63.2% rise year-over-year. Active listings grew to 1,534, up 7.6% monthly and 72.4% annually. The sales-to-new-listings ratio (SNLR) dropped to 32%, indicating a shift toward a buyer's market.


Interest Rates and Market Outlook

The Bank of Canada's recent decision to lower its benchmark interest rate by 0.25 percentage points to 3% is anticipated to stimulate the market, encourage more homebuyers, and potentially lead to increased transactions and modest price growth throughout 2025.
